ORVRM Seller FAQ

1. What is ORVRM?

ORVRM is a simple marketing strategy to bridge the gap between the seller's opinion of value and the buyer's desire to get a good deal, and to maximize the sales price by allowing free market forces to determine what the property sells for.

2. Why do some Brokers outside of Oregon Realty Co. question the program?
Because their companies don't have the program and they don't understand it. The key is to educate buyers and Brokers properly. This is a consumer-oriented program, and buyers and sellers tend to "get it" quickly, and they like it because it works. If you do not like the program, we would be happy to market your property using the traditional fixed price listing method.

3. Won't most initial offers be at or near the bottom of the range?
This happens occasionally because buyers don't know where to start, but you will be prepared for it. The buyers know that you will respond to any offer within the range, and they are encouraged to open negotiations anywhere within the range that they feel comfortable. Buyers typically have their "wish" price in mind whenever they make an offer on a property, regardless of how the property is being marketed. Most astute buyers are keenly aware of the approximate market value of a property prior to submitting an offer and understand that their initial offer very often is the beginning of the negotiation process. You should prepare for possible initial low offers, as we want to encourage all offers so that we can begin the negotiation process sooner.

4. Why would a Broker show a property to a buyer when he "knows" the buyer only wants to purchase at the low end of the range?
The average buyer rarely discloses the "maximum" amount of money he/she wants to spend. Many times when buyers find a property they love, they can afford more, or they may have reserves for a higher down payment. Using ORVRM brings more buyer interest and creates a sense of demand for the property. This implied urgency can lead to higher offers.

5. Am I saying I'll take any offer in the range?
No. You state that you will "consider" all offers within the range. In other words, you promise to respond in writing to any offer within the range, thus clearing the way for further negotiations. Basically, you are saying that you want to sell the property somewhere between the low end of the range and the high end. The best way for the buyer to find out where is to make an offer where he/she feels comfortable within the range.

6. How does ORVRM help us sell our property?
ORVRM allows for a free market. By using the traditional fixed price method, you run the risk of over pricing, which can slow down the process of selling your property. It is our obligation to get the best price for you. ORVRM is a tool to help accomplish that. How can you know for sure what a buyer will spend? ORVRM gives you the flexibility to find out. In most cases, the ORVRM range will go above and below my market analysis, bringing more buyers looking in a wider range.

7. How do I know what range to use?
In ORVRM there are usually 3 overlapping ranges that would work for your property depending on the current market. You will have a preferred price at which you want to sell your property. We will consult with you to determine the appropriate listing price. As sales professional's trained in ORVRM, The Leslie Team has the added responsibility of assisting you to make the proper range choice that will maximize the buyer's interest. Of course you make the final determination of the list price or the value range. Our job is to assist you in making good decisions so the property will sell within your time frame.

8. Does using a range make it look like we don't know how to price our property?
Try to find two appraisers who will give you the exact same price for your property. It is presumptuous of a broker to think he or she can tell you exactly what your property will sell for. There is always a range of value. And no Broker knows for sure what any buyer will offer. ORVRM allows ‘free market" forces to determine what a property is worth. Be assured we will do a comprehensive market analysis on your property so you can make an informed decision on what range to place your property in and it's approximate market value within that range.

9. Why would I market my property in a particular range if I won't take the low end of the range?
You have not agreed that you would necessarily accept an offer at the low end of the range. Sellers who market their property using ORVRM understand that buyers have a "wish" price at which they would like to purchase a property. By marketing a property through ORVRM the seller is agreeing to consider all offers within the prescribed range, understanding that without an offer, there are no negotiations. Without ORVRM some buyers never get the opportunity to begin negotiation.

10. Is Oregon Realty Co. Value Range Marketing a lot more work and time for me?
ORVRM can sometimes be more work. You may have offers across the board in price. Responding to more offers may be "more work." However, if we can attract more buyers to your property, encourage more offers, and potentially get you a higher price, isn't that time well spent?

11. I can see how this would be a benefit to me. How does ORVRM benefit the buyer?
Most buyers know how much they can and want to spend when looking for property, and typically search for property within a "range of affordability". ORVRM places your property within a wider range of buyer's consideration.

12. I've always done well with traditional fixed price listings. Why do I need to change?
The real estate industry is changing, and Oregon Realty Co. & The Leslie Team are actively working to develop and provide the value-added services necessary to get your property sold. ORVRM is a great tool because it attracts buyers by providing a selling price "range" more buyers can fit into. As that creates more of a demand for your property, you could actually get more than the market analysis says you could.

13. Are other companies using value range marketing?

14. What if I want a different range than what the program offers?

16. If ORVRM is so successful, why haven't I heard of it?
Fixed rate pricing has been around a long time. ORVRM is a newer, but very powerful system that requires training and education. Many companies are not comfortable with change.
